From Structural Execution to Operational Readiness

Project Overview

Art View Hotel is one of the integrated hotel projects within the portfolio of Al-Natihat Construction Contracting Company. The company undertook the execution and coordination of a wide scope of works, starting from structural phases, through architectural, mechanical, and finishing works, up to furnishing, equipping, and final handovers. The execution relied on engineering coordination across disciplines, interface management, field supervision, and quality control to achieve integration between the project's architectural, technical, and operational requirements.

Role of Al-Natihat Construction Contracting Company

The company managed, executed, and coordinated the full scope of the integrated project, including organizing execution phases, coordinating structural, architectural, and mechanical works, managing finishes, furnishing, and hotel fixtures, in addition to implementing quality assurance procedures and stage-wise and final handovers until reaching operational readiness.

Scope of Execution

• Structural and building works.
• Interior and exterior architectural works.
• Electrical, mechanical, and plumbing works (MEP).
• HVAC systems.
• Ceilings, gypsum, paints, and cladding.
• Flooring, doors, and final architectural details.
• Hotel room finishing and furnishing.
• Supply and installation of furniture and hotel fixtures.
• Execution, furnishing, and equipping of the reception area.
• Corridors, shared areas, and public facilities.
• Execution and equipping of the swimming pool and parking areas.
• Technical tests, inspections, and corrective actions.
• Final closing works and preparation for handover and operation.

Coordination & QA/QC

Quality assurance and control procedures were implemented throughout the project phases to verify compliance of materials and executed works with approved drawings and technical specifications. These included material inspection, stage-wise handovers, execution and finishing quality monitoring, system testing, observation tracking and remediation, and final inspection prior to handover.
