Project Overview

Armak Project is one of the premium residential projects in Riyadh. It consists of 86 residential units within a multi-level building, in addition to a luxury service area, indoor swimming pool, and garden. The project is located at the intersection of Anas bin Malik Road and Abu Bakr Al-Siddiq Road, with a total built-up area of 18,542 m², requiring a high level of organization and coordination between different works to maintain uniform quality across units and facilities.

Role of Al-Natihat Construction Contracting Company

Al-Natihat Construction Contracting Company is responsible for transforming plans and project requirements into a cohesive execution system, through managing and coordinating works between different disciplines, monitoring execution on-site, controlling integration points between structural, architectural, and MEP works, up to finishing and handover phases. In a multi-unit project of this scale, the company's role extends to organizing the sequence of works, monitoring quality, and addressing observations before transitioning from each phase to the next.

Scope of Execution

• Site preparation and work zone organization.
• Structural and concrete works.
• Building and architectural element works.
• Coordination of electrical, mechanical, and plumbing works (MEP).
• HVAC works within the project scope.
• Interior finishing for residential and shared areas.

Coordination & QA/QC

In a project comprising 86 residential units, quality relies on stage-wise inspection rather than final inspection only; therefore, the monitoring role includes inspecting items before closing, monitoring material and execution quality, and documenting and addressing observations before transitioning to subsequent phases.
